Work has started on Huyton 220, a 222,000 sq ft warehouse and distribution facility in Huyton,
DJL Construction has been appointed by Linden Hill Capital to deliver the new Grade A warehouse and distribution facility, located at Wilson Road in the Liverpool City Region Freeport zone.
The scheme is the second in a £30m pipeline of industrial and logistics developments in the North West, and represents the next stage of the companies’ growing development partnership.
It follows the completion, in June 2026, of a new 30,000 sq ft Northern Removals Hub for John Mason International at Stopgate Lane, close to Knowsley Business Park.
DJL is now on site in Huyton, with demolition due to begin in the coming weeks and completion targeted for autumn 2027.
The scheme will provide 220,000 sq ft of industrial and logistics space, with 18-metre internal eaves and a 65-metre-deep yard. It is targeting BREEAM Excellent and an EPC A rating, reflecting a strong focus on environmental performance and energy efficiency.
Daniel Livesey, Managing Director of DJL Construction, said: “Our relationship with Linden Hill Capital is developing into an important pipeline of high-quality industrial and logistics projects, with the pipeline set to be an important growth driver for Huyton, Knowsley and the wider Liverpool City Region.
“The industrial and logistics sector is a growing area of our business, and this latest project appointment builds on the experience and expertise we have developed through projects such as the Northern Removals Hub for John Mason International.
“We are working with a range of ambitious developers and occupiers on other sites that will support business growth, create jobs and attract further investment into the region.”
The Huyton project forms part of DJL’s growing portfolio of industrial and commercial developments across the North. Other projects include Titan Business Park, near Preston, and the construction of 68 industrial starter units at Momentum Business Park in Blackburn on behalf of Roundhouse Properties.
A spokesperson for Linden Hill Capital said: “Huyton 220 is quickly becoming one of the most carefully considered Big Box developments serving both the M57 and M62 corridors.
“With 18-metre internal eaves and a 65-metre-deep yard, the development has been designed as a high-throughput facility that can help occupiers operate more efficiently and reduce long-term costs.
“The additional height also gives occupiers greater flexibility to maximise cubic capacity, introduce automation and futureproof their operations, while potentially reducing the relative impact of costs.”
Acting on behalf of Linden Hill Capital, JLL secured planning consent from Knowsley Council.
